Newmarket is known for its vibrant food and brewery scene. Outdoor patios attract visitors and residents to eat, shop, and enjoy all that Newmarket has to offer.

Patios on Town-owned lands

Since 2015 the Town has permitted a number of patios to be located on Town-owned lands located in the historic downtown area of Main Street South. These have included patio structures built in front of restaurants with wooden sidewalk extensions around them built through on-street parking bays. 

Temporary Patios on Town-owned lands

The Town's 2020 Temporary Patio Program ran from July to November and was a great success. This innovative approach expanded patios onto Town lands including sidewalks, street side parking spots, laneways, parking lots, and urban park space.  

This program will be offered again in 2021. Business owners looking to add a temporary patio on Town owned lands should complete this form and submit to Dave Lowes via email at dlowes@newmarket.ca

In January 2021, the Town surveyed local residents and the business community to seek feedback on the 2020 patio program and help to shape the 2021 program. The Town received over 500 responses with overwhelming support for continuing with an expanded patio program in Newmarket.

  • 97 per cent of people support a 2021 patio program

  • 98 per cent of those in favour of the patio program support an expanded patio program

  • On a scale to 1-100, the average enjoyment level of the patio program in 2020 was 91

  • On the same scale, the average score was 90, when asked if this was a safe way to support local businesses

  • The majority of businesses who responded to the survey indicated that COVID-19  had a negative financial impact and the patio program had positive financial impacts on their business.  

On-going patios on Main Street

 Restaurants on Main Street South interested in hosting a patio on a yearly basis will require Town approval of the location and design of a patio located on Town-owned land.  Contact Economic Development for questions or for more information.

Patios on private lands

Temporary patios on Privately owned lands - Applications will be reviewed in order of receipt.

 Applications can be submitted on an on-going basis.

In 2020, the Town approved 24 permits for new or expanded temporary patios for private property throughout Newmarket. Patios located on private lands can include restaurant patios that are built into parking lots, sidewalks, or landscaped areas. In 2021, the Town will be considering applications for temporary patios on private land again.

Interested applicants must have landlord permission and complete the patio application and submit it to licensing@newmarket.ca 

Applications can be submitted on an on-going basis.

Permanent Patios on Private Land

Patios are required to comply with the applicable zoning by-law and may require site plan approval or a minor amendment to an existing site plan agreement. Contact Planning Services for more information and assistance.
